Thomas J. Santolucito

Thomas J. Santolucito is the Attorney Manager of Harmon's Litigation Department.   Tom joined the firm in 1999 and worked previously as an associate attorney in a busy real estate transactional practice.  Tom has been a manager at the firm since 2004 and has managed several of the firm's practice area departments including Landlord-Tenant, Conveyancing, Title and Condominium Litigation, Title Curative and general Litigation.  Prior to 2004, Tom served as an Attorney Team Leader in the firm's Foreclosure Department. Tom has served the firm as a manager, litigator, compliance attorney and transactional attorney and brings over 20 years' experience in several areas of real estate law. He is admitted to practice in Massachusetts, New Hampshire and Rhode Island and in the U.S. District Courts serving each of these states. Tom has represented lending institutions in numerous summary process and related cases, civil actions, appeals, mediations and real estate transactions. He has also represented individual purchasers and sellers in real estate transactions and individual landlords in summary process cases. Tom has briefed and argued cases before the Massachusetts Supreme Judicial Court, the Massachusetts Appeals Court and the Appellate Division of the Massachusetts District Court. He has served on the firm's fair debt and performance evaluation committees. Tom has also served as a panelist and guest speaker at client and industry events focusing on housing law.

Tom is responsible for overseeing a large group of attorneys and support staff; assisting attorneys with case strategy and legal writing; managing litigation; scheduling coverage for hearings in trial courts across three states each week; monitoring legislation, decisional law and trends affecting the practice area and providing legal advice to the firm and its clients concerning the rights, obligations and liabilities of mortgage lenders and servicers.
